Second Mortgage
The primary reason for getting a second mortage is that you want more bulk cash now in exchange for commiting you future life. If the financial foundation (your first mortgage) is still a good choice in the present financial climate, there may be no reason to get rid of it. Taking out an additional mortage "on top" of the first, is why they're called ...uh... "Second Mortgages" !
